Bond clean day in Pakenham, hour by hour

A full vacate clean on a three to four bedroom Pakenham house is 6 to 10 cleaner hours, which means a crew of two on site for roughly 3 to 5 hours. A two bedroom unit is 4 to 6 cleaner hours. Carpet steam cleaning adds 1 to 2 hours of work and then 4 to 8 hours of drying. The property must be empty, and the power and water must still be connected. Everything else below is the detail nobody tells you until the morning it matters.

The timeline

Stage by stage: how long each part takes and what you have to do

Times are for a typical three to four bedroom house in Pakenham, Officer or Beaconsfield with a crew of two. The order matters: floors and carpet always go last, working backwards out the front door, so nothing walks back over finished work.

StageHow longWhat happensWhat you need to do
1. Booking and scope
2 to 3 weeks before
10 to 20 minutesWe take the bedrooms, bathrooms, floor types, extras and your final inspection date, then send a fixed price and a written scope. Nothing changes on the day unless you change it.Send photos of the oven, the carpet and the garage. Confirm the inspection date and who holds the keys.
2. The day before30 to 60 minutes of your timeNothing from us. This is the window where a clean is won or lost, because we can only clean what we can reach.Property completely empty, all rubbish gone, fridge and pantry cleared, power and water still on, parking sorted.
3. Arrival and setup
Usually 7:00am to 8:30am
15 to 20 minutesCrew walks the property against the agency checklist, photographs anything already damaged or stained, sets up in the laundry and fills buckets.Be there for five minutes or leave a key. Point out anything you already know about.
4. Kitchen and oven1.5 to 3 hoursOven stripped including between the door glass, racks and trays soaking, range hood filter degreased, every cupboard and drawer inside and out, splashback, sink and taps.Nothing. Expect a strong degreaser smell for an hour or two.
5. Bathrooms, laundry and toilets1 to 2 hoursShower screen soap scum removed, grout scrubbed, mould treated, exhaust fan covers off and washed, mirrors, vanity, trough and behind the toilet.Nothing.
6. Whole house detail1.5 to 3 hoursMarks off walls, skirting boards, door frames and doors, light switches, power points, wardrobe shelving and tracks, light fittings, ceiling fans, cobwebs, air vents.Nothing.
7. Windows, tracks and flyscreens45 minutes to 1.5 hoursInternal glass, window tracks vacuumed then wiped, flyscreens taken out and washed, reachable ground floor external glass.Move pot plants and outdoor furniture away from the glass.
8. Floors, then carpet1 to 2 hours, plus 4 to 8 hours dryingHard floors vacuumed and mopped, then hot water extraction on carpet working backwards to the front door. This is always last.Stay off the carpet. Leave windows open a crack and a fan running if you can.
9. Walkthrough and handover15 to 30 minutesWe walk the checklist with you or send a full photo set, hand back keys, and email the tax invoice and the carpet cleaning receipt the agent will ask for.Walk it with us if you can. Tell us on the spot about anything you are not happy with.
10. Inspection and guarantee window72 hours after the inspectionIf your property manager flags a cleaning item, we come back and re-clean it at no charge within that window.Forward the inspection report to us the day you receive it, not the week after.

Add roughly 2 hours for a double storey house, and 1 to 2 hours if the property has been let go for a long time. The full item list is on the bond cleaning checklist.

Before we arrive

Prepare for the crew: a printable checklist

Tick these off the day before. It takes about 40 minutes and it is the difference between a clean that finishes early and one that gets held up. Your ticks are saved in this browser, so you can come back to it.

Two weeks out: booking and paperwork

The day before

Access, parking, power and water

Pets, kids and working from home

On the day and afterwards

Things that stall the job on the morning

Got an inspection date already?

Tell us the date and the address and we will lock in the day before it, with a fixed price in writing.

What actually stalls a bond clean, and what it costs

Nine out of ten jobs run to the timeline above. When one does not, it is almost always one of four things, and all four are avoidable.

Disconnected utilities. People close the electricity account for the day they hand back the keys and forget the clean happens first. No power means no vacuums, no lights in windowless bathrooms and no hot water, so the job cannot start. Leave both connected until the day after. In the last week of a month, when every vacate clean in Pakenham and Officer is already booked, a reschedule can be 3 to 5 days away.

A property that is not empty. We can only clean what we can reach. A crew working around a stack of boxes cannot clean the floor and skirting behind them, and that is exactly the spot the property manager checks. If a couple of heavy items genuinely cannot be shifted, tell us when you book, and we will price the job with that in mind rather than find out at 8am.

Access and parking. The newer estates around Cardinia Lakes, Lakeside, Arena and Officer have narrow streets, and on a weekday they fill with trade vehicles by 7:30am. A van parked 80 metres away adds 20 to 30 minutes of carrying to the job. Keep the driveway clear. For townhouses and apartments in Officer or Berwick, sort the shared driveway or lift booking with the body corporate the week before.

Undeclared condition. An oven that has not been cleaned in three years, heavy smoker residue on the ceilings, or a pet stain that has soaked into the underlay are all workable, but they are not the same job as a well kept house. Send photos when you book and the fixed price will hold. Spring them on the crew and the day runs late for everyone.

Noise, dust, smell, pets and the working from home problem

A bond clean is not a building site, but it is not quiet either. Commercial vacuums run at about the level of a loud conversation, and there is one for most of the day. If you have a newborn sleeping or a neighbour on night shift in a semi detached townhouse, a mid morning start is a kinder choice than 7am.

Smell is the one people underestimate. Oven and range hood degreaser is strongly alkaline and the kitchen is unpleasant for one to two hours, which is why we open the back door and run the range hood. Bathroom descaler is acidic and sharp for about 20 minutes a room. Neither is dangerous with the doors open, but if anyone in the household has asthma, tell us at booking and we will switch to low odour products and sequence the rooms differently. We can also work entirely with your own products if you have a septic system out at Nar Nar Goon or Pakenham Upper, or a chemical sensitivity.

Dust is mostly what we take out rather than what we make. The exception is a house that has been closed up for weeks, where the first hour lifts a lot of settled dust into the air. Windows open, and it settles.

Pets should be out of the property for the day. Doors stay open, buckets sit on the floor, and a dog that bolts through an open front door on moving day is a genuinely bad end to the week. Cats are worse, because they hide, and a cat found behind a wardrobe after the removalist has gone is its own crisis. Kids are the same story: wet floors, ladders and cleaning chemicals do not mix with supervising a toddler in a house with no furniture left in it.

Weather, drying times and the waste

Rain changes nothing indoors, so the internal clean goes ahead. External windows are the exception and we reschedule those at no charge, because glass cleaned in the rain is streaked within the hour and you have paid for nothing. Wind is worse than rain for external glass, since it drives grit straight back onto wet panes.

Carpet drying is the real weather variable in this part of Victoria. In warm dry weather with the windows open, extraction dries in about 4 hours. In a cold damp Pakenham winter, with the house shut and the heating off, allow 8 hours or more. That is why we will not book carpet steam cleaning for the morning of your final inspection: an agent who walks on damp carpet writes “carpets wet” in the report and you are back to square one. Book the clean for the day before, leave a window open a crack if the house is secure, and if you can leave a pedestal fan running, do.

On waste, be clear about what a cleaning crew is. We remove everything our own work generates: packaging, used cloths, oven residue and the vacuum contents. We are not a rubbish removal service. A mattress in the second bedroom, a broken chair in the garage, half a dozen paint tins and a pile of garden clippings are a separate job, and a trailer load quoted with the clean is usually $80 to $250 depending on volume and what is in it. Paint, oil and chemicals cannot go in general waste at all and have to go to a facility that accepts them.

Two cheaper options if you have time before handover. Cardinia Shire residents can book a hard waste collection through the council, which handles furniture and whitegoods, and the shire also runs a transfer station for loads you can take yourself. Charities in the Pakenham and Berwick area will collect furniture in genuinely good condition, though not mattresses or anything damaged. Do this in the week before the clean, not on the day, because a garage full of items waiting for a trailer is a garage floor we cannot clean.

What a finished job looks like, and when we are the wrong call

At handover the house should be empty, dry underfoot on hard floors, and smell of nothing much at all. Oven glass clear including between the panes, range hood filter clean and refitted, shower screen clear when you look at it side on rather than straight through, window tracks free of grit, no cobwebs in the corners of the ceilings or the eaves by the front door, and no cloth marks left drying on the mirrors. Bins empty and clean. Our gear gone, the laundry we used left as we found it, and nothing of ours left behind in the garage.

Here is the honest constraint. A vacate clean removes dirt. It does not repair a property. Carpet with worn traffic lanes, a scratched benchtop, a chip out of a bath, faded paint or grout that has gone porous will look better clean, but they will still be there, and under Victorian rental law they are usually fair wear and tear rather than cleaning items. Anyone promising to make an eight year old carpet look new is selling you something. If your situation is really a dispute about wear rather than dirt, the guarantee and escalation page sets out what is covered by whom, and the inspection failure page explains what agents actually check.

If you are still deciding whether to do it yourself, read the DIY versus professional comparison first, size the job with the cleaner hours estimator, and check the ranges on the end of lease cost page. If you are moving within the shire, our Officer and Berwick pages cover those areas too.

Frequently asked questions

How long does a bond clean take in a Pakenham house?
A three to four bedroom house takes 6 to 10 cleaner hours, which is a crew of two on site for roughly 3 to 5 hours. A two bedroom unit is usually 4 to 6 cleaner hours. Carpet steam cleaning adds 1 to 2 hours of work on top and then 4 to 8 hours of drying before anyone should walk on it.
Does the property have to be empty before the crew arrives?
Yes, completely, including the garage, the shed floor and the top of the wardrobes. A crew working around boxes cannot clean the surfaces underneath them, so the inspection fails on exactly those spots. If a few large items cannot be moved in time, tell us when you book and we will price around them rather than discover them at 8am.
Do the power and water need to stay connected?
Yes. A vacate clean needs power for vacuums and lighting and hot water for the kitchen and bathrooms, so leave both connected until the day after the clean. Disconnected utilities are the single most common reason a Pakenham vacate clean has to be rescheduled, and a rebooking at short notice in the last week of the month is often 3 to 5 days away.
What do you do with the rubbish left in the property?
We remove the waste our own work creates, such as packaging, used cloths and the contents of the vacuum. We are not a rubbish removal service, so furniture, mattresses, paint tins and green waste left behind are quoted separately and usually run $80 to $250 for a trailer load. Cardinia Shire residents can also book a hard waste collection through the council, which is cheaper if you have the time before handover.
Can I stay in the house while the bond clean happens?
You can, but the last 2 hours are floors and carpet and you will be moved from room to room. Most people hand over a key or use the agent lockbox and come back for the final walkthrough. If you work from home, plan to be out or in one room from about the halfway point, because the vacuums and the oven degreaser make the middle of the day unpleasant.
What happens if it rains on the day of the clean?
The internal clean goes ahead as normal, because rain changes nothing indoors. External windows are rescheduled at no charge, since glass cleaned in the rain streaks within the hour. Carpet drying is the real weather issue: in a cold damp Pakenham winter allow 8 hours or more, so do not book carpet on the morning of your final inspection.
