What makes it worse in the next hour
Most of the expensive damage we see was not caused by the original problem. It was caused by the twenty minutes of panic afterwards.
- Never mix bleach with anything containing ammonia or acid. Bleach plus a common toilet or shower descaler releases chlorine gas in a small unventilated bathroom. This is the one genuinely dangerous thing people do while cleaning in a hurry. One product, rinse properly, then the next, with the window open.
- Do not attack oven glass with steel wool or a scraper. You will scratch the inner pane and turn a $90 oven clean into a $300 glass replacement the agent will charge you for. Caustic oven gel and two hours of patience does the same job.
- Do not steam or hot-water extract a carpet that is already soaked. Adding heat and more water to a wet carpet is how you get an odour that never comes out. Extract cold, then dry hard with airflow.
- Do not put bleach on coloured grout or natural stone. Bleach lifts the pigment out of coloured grout and permanently etches marble and limestone. On a rental splashback that becomes a repair, not a clean.
- Do not wipe soot. Dry soot smears into paint and doubles the job. It has to be vacuumed with a HEPA machine and lifted with a dry chemical sponge before anything wet touches the wall.
- Do not walk through standing water with the power on in that room. Kill the circuit at the switchboard first. If the water is anywhere near a powerpoint or the board itself, stay out and call an electrician.
What you can safely do while you wait: open windows, run fans, empty and wipe out the fridge, bag and remove rubbish, take curtains down for washing, and lift anything valuable off a wet floor. What you should leave alone: sewage, soot, anything electrical, roof cavities, and any mould patch bigger than about a square metre.

Our standard rate is $50 to $65 per cleaner per hour, Monday to Saturday between 7am and 6pm. Outside that, three separate things move the price, and it is worth knowing which one you are actually paying for.
- The same-day surcharge, $80 to $150 flat. This is not a penalty. It is the cost of pulling a crew off a job that was booked a fortnight ago and paying them to travel twice in one day.
- After 6pm on a weeknight or any time on a Sunday, $70 to $90 per cleaner per hour. Penalty rates under the Cleaning Services Award apply to the people doing the work, so the rate has to move with them.
- Public holidays, $100 to $130 per cleaner per hour. Plenty of operators simply do not work them, so you are also paying for scarcity.
In real numbers: a 3-bedroom vacate clean in Cardinia Lakes that is $520 booked for Wednesday morning is roughly $650 to $780 if you want it done on Friday night, and $800 or more on a Sunday. Waiting from Friday evening to Monday morning saves you somewhere between $150 and $300. That is a real saving and you should take it, unless your lease has already ended, the keys are due, or something is wet.
Water changes the arithmetic completely. Carpet and underlay that sits wet through a weekend is generally a replacement rather than a dry-out, and replacing the carpet through a 3-bedroom house in this area is $3,500 to $6,000. When it is not an emergency, and waiting saves you real money
We would rather tell you to wait than take a premium off you for nothing. These are the calls where we say so.
- Your lease still has three or four days to run. You are paying rent on the property regardless. Book a normal-rate clean for the morning before your inspection and keep the $150 surcharge in your pocket.
- The agent has flagged items but has not engaged anyone yet. You still hold the cheap option. A $250 targeted re-clean beats a $700 agent invoice deducted from your bond, and you have a day or two to organise it properly rather than at 9pm.
- Mould on a bathroom ceiling in a house you still live in. That is condensation from showering in a sealed room with a tired fan. Wiping it off on a Sunday night changes nothing. Run the fan for twenty minutes after every shower, leave the door open, and book a normal clean.
- A dirty oven, full stop. An oven costs the same to clean on a Tuesday as it does on a Saturday night, and no oven has ever got worse overnight.
- A new build covered in builders dust. Every extra trade who walks through adds more. Book the builders clean for after the last one leaves, not before.

- If the agent flags something afterwards, do you come back, and how long does that guarantee stay open?
