Pre-sale cleaning in Pakenham.

Whether a clean before you sell is worth the money, what it costs in 2026, and the three things worth spending on before the photographer arrives. Written by a local team, with the parts that are not worth your money marked as such.

The honest answer on return.

Nobody can promise you that a clean adds a specific number of dollars to a sale price, and you should be suspicious of any cleaner who tries. A valuer will not price a clean. What a clean changes is perception and competition, and those show up in the price without anyone being able to isolate them.

So do the arithmetic the other way around. A pre-sale clean on a Pakenham house costs roughly $400 to $700. On a median Pakenham house, one percent of the sale price is somewhere near $7,000. Where the money actually goes.

Three items carry most of the return, and they are not the ones people expect.

Descaled glass makes a room look bigger and brighter in the photo, for $60 to $140 external and $40 to $90 internal.
  • Kitchen and bathrooms. Buyers judge a whole house on these two rooms. An oven that has been properly stripped, a shower screen with the hard-water film descaled rather than wiped, and grout that is actually scrubbed. This is the bulk of the labour hours and it is where the impression of a cared-for home lives.
  • Carpets. A steam clean at $35 a room, minimum around $120, lifts traffic lanes and, more to the point, removes the smell. Buyers do not consciously register smell in a report, they just leave sooner. Cleaning is not styling, and the two get confused.

Worth separating these, because sellers often pay twice for the same result. Styling is furniture, cushions and a stylist's eye, and it is a real service with a real price. Cleaning is dirt removal. A stylist will not scrub your oven and we will not tell you where to put the couch. What we will say is that styling a dirty house is money spent in the wrong order, because the camera picks up the filmed glass and the grey grout underneath the nice cushions. Clean first, then decide whether you still need styling. Plenty of Pakenham homes photograph perfectly well once they are simply clean and the clutter is in the garage.

What is not worth your money.

Do not pay anyone to deep clean the inside of a garage you are going to empty anyway, or to detail rooms full of furniture that is about to leave. A four-bedroom, two-bathroom house in one of the Officer estates, still lived in, auction campaign starting in a fortnight. Two cleaners for five hours at $58 per cleaner-hour is $580 for the presentation clean: full kitchen and oven strip, both bathrooms descaled, internal glass, skirtings and cobwebs. Add external glass at $90 and a carpet steam clean of four bedrooms and the lounge at $175. Total $845, done on the Monday, photographed Tuesday morning.

Set that against a campaign where the photos do the selling for four weeks and a result that is measured in the hundreds of thousands. It is the cheapest line item in the entire sale, and it is the one every single buyer looks at first. Is it worth cleaning if the buyer is going to renovate anyway?

It is worth more, not less. A dirty house reads as a neglected house, and a buyer who thinks a home has been neglected assumes there are problems they cannot see and discounts their offer to cover the unknown. A clean house that is dated still reads as a cared-for house. You are not selling the cleanliness, you are selling the impression that nothing has been let go.
