Very little day to day. Carpets, external windows and a full spring clean are still separate line items. Per visit it is the cheapest tier because less builds up between visits.   2. Do the prep. Clear benches, get toys and washing off the floor, and put the dishes away. A crew charged by the hour spends the first 20 minutes of an untidied house moving your things, and you paid $18 to $22 for that. Prep takes you 15 minutes.
  3. Take an off peak slot. Mid week, mid morning and mid month are the easy slots to fill. The last week of any month, and the fortnight before Christmas, are when every vacate clean in Pakenham and Officer is booked, so that is when flexibility disappears and rush surcharges start appearing on quotes. Where saving money gets paid for twice

Every one of these has walked through our door as a rescue job, usually with a bigger invoice than the original saving.

Cash, no invoice, no insurance. A cleaner at $30 an hour cash sounds like half price until something goes wrong. If a ceramic cooktop is cracked or a floor is damaged there is no public liability cover to claim against, and your home and contents policy is unlikely to respond to damage caused by someone you engaged. If they are injured in your home you can be exposed. And for a bond clean, the tax invoice with an ABN on it is the evidence you hand the agent, so a cash job leaves you with nothing to show.

An hourly bond clean with no cap. Vacate cleans are the one job that must be quoted as a fixed price. Hourly sounds cheaper on the phone, and then the crew hits a neglected oven at hour four on the day the truck is loaded and the bill has no ceiling. Every bond clean we do is priced in writing before we start.

Half a bond clean. Doing most of it yourself and having a cleaner finish it is the most common false economy in Pakenham. Property managers do not mark partial credit: the inspection fails on the oven glass, the window tracks or the range hood filter, and the whole job gets flagged. Grease, soap scum and shower mould all get cheaper to remove the earlier you get to them, and more expensive at a rate that surprises people.

Cleaning around a repair. If mould keeps coming back in the same corner, if grout is crumbling or shower silicone has gone black through to the substrate, no clean fixes it. What a suspiciously low quote is usually leaving out

If a quote is well under everyone else, one of these is almost always the reason. Ask about each before you book, and get the answers in writing.

  • Time that does not exist. A four bedroom vacate clean takes 6 to 10 cleaner hours. A fixed $350 quote for that job is either two hours of surface work or a price that will change on the day.
  • Exclusions. Carpets, external windows, the oven, the garage, blinds, walls and the laundry trough are the usual omissions. Any of them can fail an inspection on their own.
  • GST. A price quoted excluding GST is 10 per cent under a price that includes it. Ask for the total payable.
  • A guarantee with no mechanism. “Bond back guaranteed” means nothing without a written re-clean window and a scope to measure against. Ours is explained on the guarantee page.
  • Insurance and police checks. These cost the operator real money every year, and dropping them is the fastest way to undercut a legitimate quote.
  • Who actually turns up. Some low quotes are lead generation and the job is passed to whoever bids lowest that morning. Ask whether the person quoting is the person cleaning.

There is no general rebate for house cleaning in Victoria, but three funding streams cover domestic assistance and are widely underused in the Cardinia Shire.

NDIS. Cleaning can be funded as domestic assistance under core supports where it is reasonable and necessary and relates to a participant’s disability. Aged care support at home. Older Australians can be assessed for subsidised in home support, including domestic assistance, through My Aged Care on 1800 200 422. The assessment is free, there is usually a modest co-contribution based on your circumstances, and it is arranged through the program rather than paid at our full private rate. Veterans Home Care. Eligible veterans, war widows and widowers can receive domestic assistance through the Department of Veterans’ Affairs Veterans Home Care program after an assessment, with a small co-payment per hour. If you hold a Gold or White Card it is worth asking before you arrange anything privately.

One for the tax return rather than the rebate list. If you run a business from a dedicated room at home, the portion of a cleaning invoice attributable to that space may be deductible. When the honest answer is do not book anyone

If money is genuinely tight, the cheapest option that still protects your home is not our budget tier. It is a $60 kit and a routine: 20 minutes on the two bathrooms twice a week, a squeegee on the shower screen every day, the exhaust fan run for 20 minutes after showers through winter, and a proper vacuum weekly. That handles the things that get expensive if they are left, which are soap scum, mould and ground in grit. Bring us in twice a year for the jobs that need equipment, which are carpet steam cleaning and a deep clean, and you will spend around $500 a year rather than $3,000.
